Pre-Listing Consultation
My process begins with a pre-Listing consultation to determine your goals, time frame and concerns regarding your sale. I then conduct a tour of your home during which I note every one of your home's special features. Although the square footage and the number of bedrooms and bathrooms can be found on public records, this personal tour is a vitally important step in accurately pricing your home to sell.
Armed with very specific information about your home, I conduct an in-depth market analysis which involves reviewing:
recently sold homes and the average Days on Market to achieve the sale
equivalent homes currently for sale (your competition)
the number of months inventory in your price range
the number of price reductions compared to the original list price
changes in lending guidelines that impact buyers in your specific sales price
In order to get the highest possible price for your home, I recommend professional staging to prepare your home for market. This often includes removing personal mementos, bringing in temporary furniture and art and rearranging the furniture placement. Please don't take it personally,

Negotiation
Before presenting a buyer’s offer to you, I conduct extensive due diligence.I read the entire contract—the terms, inspection and financing contingencies, preferred method of dispute resolution, requested credits to the buyer, close of escrow and possession dates—and make notes as to potential red-flags or concerns.
If the offer is low, I find out if the buyer's primary need is the monthly payment or the funds required to purchase. This is where my financial experience will save you tens of thousands of dollars. Prior to presenting a low offer, I prepare counter-offer suggestion for your review. In most cases, my suggestions will fill the buyer's primary need at a significant savings to you.
I prepare a Seller Net Sheet based on the original offer and my counter-offer suggestions so that you may accurately analyze the net proceeds you will realize from each option.
Protection
Full property disclosure is required by state law. I request sellers to complete their disclosure forms within 3 days during which time I conduct the required Visual Inspection. These combined disclosures allow me to foresee and position for potential buyer concerns protecting you from liability and unexpected expenses during negotiations.
There is an enormous amount of paperwork in a real estate transaction. It must be completed properly, in a timely manner and per the terms of the contract. One missing signature or one missed deadline could invalidate the entire agreement, jeopardize the transaction and expose the parties to legal risk and financial loss. I have created a very systematic method for tracking both your tasks and deadlines and those of the buyer necessary to fulfill the contract.
Communication and Accountability
I update you regularly using your preferred method of communication (phone or email) regarding the important tasks and deadlines.
