In most transactions, the seller is represented by their Listing Agent whose legal responsibility represent the best interests of their client - the seller.
Your first step, and perhaps the most important, is to find a buyer's agent.
What is a buyer's agent?
A buyer's agent represents you - not the seller - in a real estate transaction. Even though the seller pays the commission, a written Buyer's Representation Agreement allows me to legally and fully represent your best interests and maintain your confidentiality throughout the entire transaction.
According to research conducted by the National Association of Realtors, buyers who work with a buyer's representative find their homes quicker, while viewing more properties in their search, than buyers who do not engage a buyer's representative.
Serving you as a buyer's agent, I:
- Meet with you for an initial appointment during which I review your needs and preferences for your future home, your time frame and any concerns. We review the
Residential Purchase Agreement in advance so the form is familiar to you when it is time to write an offer.
- Carefully monitor the real estate market for homes that meet your specific parameters in your desired neighborhoods
- Assist you with the financing process
- Offer suggestions and advice how to write an offer that meets your needs and is most likely to be accepted by the seller
- Negotiate the contract so that your earnest money deposit is carefully protected during the inspection time frame
- Provide you with a list of qualified professionals to perform inspection services
- Order inspection reports
- Schedule and attend appointments with inspection and/or repair professionals chosen by you
- Personally conduct a diligent on site inspection of the property
- Review and discuss with you all of the inspections and reports
- Prepare a "request for repairs", if applicable
- Deliver and/or communicate any disclosures, materials or information received from the seller's agent or personally known
- Facilitate the escrow process
